A Reflection on South Quay Plaza 4: Reaching New Heights in Canary Wharf
South Quay Plaza 4 represents Maylim's delivery of hard and soft landscaping across a high-specification residential tower in the heart of Canary Wharf.
Overview
The project spans four distinct landscapes across multiple levels: ground floor works executed beneath a live DLR train track, the level 18 terrace, the level 37 terrace featuring a luxury jacuzzi, and the dramatic level 55 terrace commanding panoramic views across London. The project demonstrates our ability to navigate strict infrastructure constraints, execute coordinated multi-level delivery within a single structure, and maintain exceptional quality standards whilst managing complex stakeholder requirements and compressed programme windows.
Key Challenges:
Buildability defined every aspect of programme management on this project. Ground floor works operating beneath the live DLR track meant that every method and material specification required TfL approval with regular inspection visits to verify compliance. Access constraints on the upper terraces transformed standard construction logistics: passenger lift capacity became the critical path driver, necessitating detailed material tracking and coordination with building operations teams across multiple late-working windows. Trade-to-trade coordination proved equally demanding, with daily all-contractor meetings essential to sequence works across the compressed vertical space. Architect sign-off required sample mock-ups and material benchmarks to be established and approved before any wider installation proceeded, adding complexity to delivery sequencing. On the ground floor, vacuum excavation became the default methodology given service congestion, adding both cost and programme implication compared to standard breaking out approaches.
Lessons Learned:
Site constraints emerged as the defining lesson from South Quay Plaza 4. Early assumptions around standard construction logistics and material handling proved inadequate once on-site, leading to significant programme pressure and cost impact as TfL, passenger lift capacity constraints, and architect approval requirements unfolded. Subsequently, Maylim has fundamentally strengthened our pre-construction engagement process for complex multi-level projects, now implementing mandatory constraint workshops with all stakeholders before mobilisation as well as establishing material specifications and architect benchmarks during design phase rather than on-site, and building contingency for the reality that constrained sites require ongoing problem-solving rather than following a fixed plan.
Social Value:
Maylim supported Berkeley’s broader community engagement through the employment of apprentice engineers throughout the project, providing structured training and site experience. We also participated in Berkeley’s family engagement day, bringing in specialist machinery to enable local children to experience construction and landscaping operations firsthand, strengthening community connection to the development.
Value engineering:
Our initiatives delivered material cost savings without compromising quality or performance. Notable reductions included optimising paving thickness from 90mm to 50mm across non-trafficked terrace areas and specifying galvanised rather than stainless steel for recessed covers and slot drains, maintaining durability and aesthetics whilst reducing material costs. These interventions demonstrated how thoughtful specification refinement ultimately saved the client on project spend.
