Twelve Trees Park is one of London’s most ambitious regeneration schemes, transforming a 26-acre former Parcelforce depot near West Ham station into a thriving, mixed-use community. Spearheaded by Berkeley Group, the development will deliver over 4,700 new homes, including 1,650 affordable units, alongside 12 acres of green space, a new secondary school, and vibrant retail and leisure amenities.

Designed for elevated urban living with seamless access to Canary Wharf, Stratford, and Victoria Park, Twelve Trees Park is more than just a residential development—it’s a destination. With new pedestrian bridges reducing the walk to West Ham station from 20 minutes to just 2, and amenities like a 24-hour concierge, gym, and business lounge, it sets a new standard for connectivity and convenience.

Maylim’s Scope: Crafting the Heart of the Community

Our work spanned both podium and ground levels, integrating hard and soft landscaping, bespoke features, and essential infrastructure to support the site’s long-term sustainability and usability.

Podium Level Works

• Full build-up above waterproofing, forming the foundation for elevated outdoor spaces
• Installation of paving and cladding to seating elements
• Bespoke wind mitigation structures to enhance comfort and safety
• Construction of a striking water feature at C01 podium, with associated cladding
• Supply and installation of outdoor furniture: sun loungers, picnic benches, tables, and metal planters
• Collaboration with Maylim Landscapes to deliver soil, tree planting, and soft landscaping
• Timber decking and integrated irrigation systems to support long-term plant health

Ground Level Works

• Construction of rain gardens connected to existing drainage systems
• Formation of services and installation of ducting for low-voltage car chargers
• Installation of NW2 vehicle restraint systems and TfL-compliant security fencing
• Granite cladding and coping to the central Piazza, creating a durable and elegant public space
• Metalwork for staircases and structural elements
• Supply of cycle stands, tree grills, and play equipment to encourage active lifestyles
• Paving to footpaths and car parking bays, plus granite tabletops at entrance areas
• Blacktop surfacing with integrated planter irrigation systems
• Tree supply and installation, including protective tree pits for long-term growth
