Devonshire Square is a 5-acre mixed-use campus located just a short walk from Liverpool Street Station.

Overview

Devonshire Square, often regarded as one of the City of London’s hidden gems, seamlessly blends historical courtyards with modern amenities. The estate includes The Avenue (Phase One), various hospitality offerings, and office buildings. Central to the development is a courtyard, a vibrant public realm designed by Townshend Landscape Architects. The space is now capable of hosting events and screenings, particularly during the summer months.

 

Maylim’s Remit

As the principal contractor, Maylim led the comprehensive transformation of Devonshire Square’s public realm. The scope of works included breaking out existing paving, reducing ground levels, and installing a new substructure to support Yorkstone paving and steps.

Additionally, Maylim was responsible for integrating street furniture, such as benches and metal planters, and features, including ventilation grilles, handrails, lighting, drainage, and irrigation systems. The landscaping focuses on biodiversity, with green areas carefully planned to attract butterflies, bees, and other pollinators. A festoon lighting grid supported by six 9-meter-high columns creates an inviting ambience in the plaza through the evening.

Unique hanging Corten planters integrated into the office blocks offer views of iconic London landmarks like The Gherkin and The Cheesegrater. The Central Plaza, now an events space, features Nuveen’s Big Screen, is open to the public and adds to the area’s vibrant atmosphere.

 

Challenges & Solutions

Throughout the project, Maylim successfully managed several design and engineering challenges. This included bridging foundations over existing service corridors and addressing water leakage in the basement slab. The team made necessary adaptations to the surface drainage system and implemented a green roof scheme across two terraces. They efficiently handled these challenges by closely collaborating with the client and landscape architect. This ensured the project met all requirements without compromising on quality.

 

 

The transformation of Devonshire Square has created a dynamic space that blends historical charm with modern functionality. Maylim’s role as principal contractor, combined with the vision of Cogent / Nuveen and the expertise of Townshend Landscape Architects, was pivotal in transforming the space. The project is a testament to the successful collaboration and the high standard of work delivered.
